For the replacement property, we utilize a Delaware Statutory Trust (DST), the vehicle of choice for qualified investors (IRS Revenue Ruling 2004-86).
We design and manage, on a Fee Only Basis, our clients’ portfolios to be consistent with their most important criteria: Objectives, Risk Tolerance and Time horizon. To implement the Approved Strategies, we use the resources of a global provider of asset management, investment processing and investment operation solutions.

Eviction Ordinances & Potential Cash Flow Crises for Landlords!
In addition to ordinances adopted by Sonoma County, Governor Newsom issued Executive Order N-37-20 on March 27, 2020, to stop the eviction of tenants for non-payment of rents related to the COVID 19 pandemic. Durations vary but Sonoma County’s ordinance will remain in effect for 60-days after local emergencies are ended. When expenses continue but the income is compromised, landlords may face a potentially serious cash flow crunch.
